We do require the septic system be pumped for a thorough inspection of the tank, components and the fields. We can coordinate our preferred septic specialist to pump during our inspection. This service is usually an additional $475-$725 depending on the type of system present and the location.
Our WDI inspection covers the main dwelling only and comes with a 90-day warranty. Additional structures can be added for an additional fee.
2-4 family dwellings are inspected in a similar manner to a standard home inspection. Apartment complexes are more of a custom inspection and require consultation to determine exactly what is to be inspected.
Beside the inspection of the above ground well head and equipment, our well inspection includes a bacteria test of the well water. This will test the well for total coliform and E. coli. Results will be emailed to the inspector and the buyer, usually within 48 hours.
We do have multiple investor programs available within our inspection services. We have a set volume price up to 2000SF that includes a termite inspection (set fees are adjusted for bigger homes). We have the big 5 (foundation, roof, mechanical, plumbing and electrical). We have the exterior only (insurance) inspection and more.
Large acreage fence inspections are based on the total acres present. Inspector will utilize our ATV for access throughout the property. This inspection includes accessible areas only.
*NOTE: Inspectors will NOT cut fences, vegetation, or manipulate the land for access. Point of access and permission MUST be granted by the landowner prior to the inspection.
Irrigation inspection fee is for up to 10 zones. There will be an additional $25 fee for every additional 10 zones. Irrigation systems that are fed by lake water may also have additional inspection/dive fees associated.
These two services can be combined for a reduced rate if both systems are present. The inspector does not test or verify water chemistry. This inspection covers the overall condition of the pool/hot tub and accessible equipment.
Separate structures may have different fees associated with them, as they typically will have separate structural components, services, and/or utilities. Also, any WDI (termite) inspections will have separate fees associated with additional buildings as well.

ALLSTAR Realty Inspections has an exclusive team of underwater divers ready to inspect boat dock components and anchors as well as lake water/irrigation system pumps, pipe and wire from below the lake surface. As one of few if not the only inspection firm providing this service, we are able to inspect and advise on the water treatment and purifying equipment at the structure as well. This equipment can be incredibly expensive (often averaging $20,000 or more for a complete install) and usually requires routine and annual maintenance to keep water quality at a safe level for consumption. Not having these systems inspected can be costly to both your wallet and potentially your health.

These organisms are microscopic at their early stage of development and easily transfer into plumbing, filtration and irrigation components.
